A note on the fireplaces.  Currently both fireplaces are purely decorative, but significant repairs to the exterior chimney were completed in case a buyer wishes to add a wood stove or pellet stove, in which case only a liner would be required (along with the stove).  Given the advantages and disadvantages of each type of stove, the seller did not want to install one or the other and thought it best to leave that decision to a buyer.  A buyer may also prefer to make one or the other a working wood fireplace again, which would require more significant repairs to the interior chimney and firebox.
